Property performance combines information from rent schedules, transactions, expenses, tenancies and property values. The accuracy of the report depends on the quality and completeness of the records entered into Estavo.

What property performance shows

The performance view provides a summary of how the property is performing over a selected period.

Review income received

Property income can include rent and other legitimate amounts recorded against the property.

Rent payments

Payments recorded or matched against the property’s rent schedule.

Additional income

Other amounts such as parking, service contributions or approved property-related charges.

Expected income

Rent due according to the active tenancy and rent schedule.

Received income

Payments actually recorded as received during the selected period.

Review property expenses

Expenses reduce the property’s net income. Categorising them accurately makes the performance report more useful.

  • Mortgage payments or mortgage interest where recorded.
  • Maintenance and contractor costs.
  • Insurance premiums.
  • Letting or management fees.
  • Service charges and ground rent.
  • Compliance inspections and certification costs.
  • Utilities, council tax or other landlord-paid charges.
  • Other legitimate property expenses.
Keep personal and property expenses separate

Only record costs genuinely connected with the property. Personal purchases can distort reports and tax-related summaries.

Rent performance compares the rent expected against the payments recorded as received.

Unmatched payments can affect rent performance

A payment may have been received but not matched to the correct rent charge. Review transactions before treating the amount as unpaid.

Review occupancy information

Occupancy shows how much of the selected period the property had an active tenancy.

  • Check active tenancy start and end dates.
  • Review periods when the property was vacant.
  • Confirm ended tenancies have the correct end date.
  • Check future tenancies are not included as currently active.
  • Review any overlapping tenancy records.

Common performance reporting problems

Rent received is too low

Check for unmatched payments, missing transactions or payments linked to the wrong property.

Expenses appear twice

Review manually entered transactions and imported transactions for duplicates.

Occupancy is incorrect

Check tenancy start dates, end dates and whether old tenancies are still marked active.

The net income is negative

Review large one-off costs, duplicated expenses and the selected reporting period.

The property value is outdated

Update the property valuation amount, valuation date and source.

Confirm that the property has an active tenancy, rent schedule and recorded financial transactions.
