Compare recorded rent, expenses, net position, occupancy and other property-level figures across a selected reporting period.

Property performance is based on the financial and tenancy information recorded in Estavo. The figures can support portfolio review, but they should be checked against source records before being used for accounting, tax, valuation or investment decisions.

How property performance works

Estavo combines recorded income, property expenses, tenancy dates and other financial activity for the selected property and reporting period.

Missing, duplicated, unmatched or incorrectly categorised transactions can affect the results.

Before reviewing property performance

  • Confirm the property details are complete.
  • Review the relevant tenancy dates.
  • Check the rent schedule.
  • Review rent payments and allocations.
  • Check imported transactions.
  • Review property expenses and categories.
  • Resolve confirmed duplicate transactions.
  • Review unmatched and partially matched entries.
  • Check refunds, credits and reversals.
  • Select a consistent comparison period.
Compare equivalent periods

A full year should not be compared directly with a partial year without recognising the difference in duration.

Review recorded rental income

Rent received Actual rent payments recorded for the selected property and period.
Expected rent Rent generated by the schedule during the same period.
Other property income Separately categorised income connected to the property.
Unallocated income Incoming transactions not yet connected to the property or rent schedule.
  • Check for duplicate rent receipts.
  • Review unmatched incoming transactions.
  • Confirm payments are linked to the correct property.
  • Review refunds and returned payments.
  • Check whether deposits were incorrectly categorised as rental income.

Review property expenses

Maintenance and repairs Contractor costs, parts, call-outs and repair expenses.
Insurance Property and landlord insurance recorded for the period.
Professional services Legal, accounting, survey, inventory and management costs.
Other property costs Utilities, service charges and other recorded expenses.
Expense categories affect performance views

An expense linked to the wrong property or period can distort individual property comparisons.

Review the net property position

The net position is generally based on recorded property income less recorded property expenses for the selected period.

Net position is not necessarily taxable profit

The figure may not include every accounting, financing, capital, tax or ownership adjustment. Review formal treatment with a qualified professional.

Review recorded occupancy

Occupancy information is based on the tenancy periods recorded against the property during the selected date range.

  • Confirm each tenancy start date.
  • Confirm tenancy end dates.
  • Review renewal and replacement-tenancy periods.
  • Check for gaps between tenancies.
  • Review overlapping tenancy records.
  • Confirm archived or cancelled tenancies are treated correctly.
  • Compare occupied days with the complete reporting period.

Review the impact of rent arrears

Expected rent

Shows what should have become due during the selected period.

Rent received

Shows actual rent payments recorded and allocated.

Outstanding balance

Shows the difference remaining against due rent.

Unmatched income

May contain payments that have not yet reduced the displayed arrears balance.

A property may appear to perform better simply because expenses, void periods or outstanding rent have not been recorded completely.

Check tenancy start dates, end dates, gaps and overlapping records.

The net position is unexpected

Review income, expense categories, refunds, credits and the selected period.

A property is missing

Clear filters and confirm the property is active and available to the account.

Shared expenses affect one property only

Review the portfolio-expense allocation and property split.

Arrears do not match Financials
